– Cadastral Survey –

Cadastral Surveying is the discipline of land surveying that relates to the laws of land ownership and the definition of lot boundaries.

Whether you’re purchasing a property, building a new house and fencing your property it is vital that you protect your legal land ownership. A Cadastral Surveyor registered with the Surveyors Board of Queensland is the only party allowed to perform a Cadastral Survey.

The various types of Cadastral Surveys include the following:

Location Certificate

A Location Survey checks the legal documents with the physical land to confirm before intended purchase is correct. This is an economic insurance to give Peace of Mind for your future home. If marks are required to be placed an Identification Survey is necessary.

Identification Survey

An Identification Survey establishes the lot boundaries as intended by the original survey plan. This survey locates all encroachments onto and from the site. A copy of the plan is also lodged with the Department of Natural Resources and Mines.

Whether only one corner is required for a new fence or the whole property, we tailor the survey to your requirements.

Lease Survey

Any land or commercial building lease with greater than 3 years term will require a Lease Plan to accompany the legal documents. This plan can only be prepared by a Licensed Surveyor. Where the lease is of part of a building complex with more than 5 shops, the Lease Plan must also contain a Master Sketch identifying all the shops in the complex.

Easement Survey

Easement Surveys are required to be conducted to allow right of way to access a property or to allow services to traverse a property. Our Surveyors work with solicitors to draft the associated easement documentation that accompanies the Easement Plan. 

Lot Reconfiguration

This can include subdividing land, amalgamating properties or truncating corner allotments. A planning application is normally required for these operations and are discussed in detail on the Subdivision Page.

Strata Title Plan

In order to sell individual units and apartments you will require a Building Format plan of Survey (Also know as Strata Title Plan).
This plan divides the building into separate lots and common property.
To establish Strata Title lots the following are required:

  • Building Format Plan
  • Community Management Statement (CMS)
  • Service Plans & Exclusive Use plans to be incorporated into CMS
  • Body Corporate established
