– Identification Survey –
An Identification Survey is a type of Survey conducted by a Registered Cadastral Surveyor which establishes the lot boundaries as intended by the original survey plan. This survey locates all encroachments onto and from the site. A copy of the plan is also lodged with the Department of Natural Resources and Mines.
The first step performed for this type of survey is a comprehensive search of all the Cadastral plans that may affect the land. In Queensland this search is called a Cisp Search (Conmputer Inventory of Survey Plans) with the Title Office. This search shows all the plans within the area going back to the original grants. The documents include Registered Plans, Deposited Plans, Leases and Identification Survey Plans.
Once the search is complete the Surveyor then locates all reference marks and monuments located in the property area. Then the neighborhood is reinstated maintaining everyone rights and ensuring the original Surveyors intentions.. Any excess of shortage found is proportioned between lots in the street.
Then the subject lot is ready for pegging and drafting of the results of the survey. A copy of the Identification Survey Plan is always lodged with the Titles Office.
Example of Identification Survey Plan
Cadastral Surveying is the discipline of land surveying that relates to the laws of land ownership and the definition of lot boundaries. The Surveyors roll is to administer and maintain the integrity of the Cadastre.
The best time to have an Identification Survey performed is before purchasing land to know your ownership boundaries. Whether your purchasing a property, building a new house or fencing your property it is vital that you protect your legal land ownership. A Cadastral Surveyor registered with the Surveyors Board of Queensland is the only party allowed to perform a Cadastral Survey.
